Number of Apartments and Facilities in the Association
The association consists of 48 apartments across three buildings. There are no shared facilities in the association.


When Was the Association Built?
Between 2008 and 2010. First, the A and B buildings were completed, followed by the C building (floors one to three), and lastly, the fourth floor of the C building.


Is There a Stroller Room?
No.


Is There a Bicycle Storage Room?
No, but there are several bicycle racks in the courtyard.


Is There a Party Room?
No.


Is There a Hobby Room?
No.


Is There a Guest Room or Guest Apartment?
No.


Is There a Shared Laundry Room?
No. All apartments are equipped with their own washing machine and dryer.


Is There a Shared Outdoor Space or Courtyard with Amenities?
Yes. The association has a large, pleasant, child-friendly courtyard with a playground and a greenhouse. There are seating areas and a shared grill. As the association is named Kryddfabriken (“The Spice Factory”), we have a classic herb garden in the front. Many members actively participate in the maintenance and planning of the courtyard. The greenhouse can be booked by members via an app.


Parking, Garage, Costs, Queue Time
The association rents 35 parking spaces from the neighboring association, BRF Sågen, four of which are tandem spaces. A separate queue applies to renting these, meaning no parking space is included with the apartment. Contact the board for details.


Parking Options in the Area
It is usually easy to find parking in the area. Resident parking permits are available. No parking space comes with the apartment. The association rents several parking spaces from the neighboring association. A separate queue applies, and a specific agreement is required for parking.


Cable TV
Cable TV is provided by Telia, with a basic package included in the fee. It is IP-based digital cable TV delivered via fiber to all apartments. Additional packages can be purchased directly from Telia.


Internet
The apartments are prepped for internet connection through Telia via the same fiber cable as the cable TV. Speeds of up to 1000 Mbps are available.


Telephone
Telephone service is easily arranged through Telia as the system is set up for IP telephony.


Does Each Apartment Have a Storage Unit?
All apartments except one have storage units in the basement of the C building. These vary in size and correspond to the size of the apartment. It is not possible to rent extra storage units.


Is It Possible to Rent Additional Storage?
No. Extra storage can be rented from Shurgard on Lundavägen.


What Is Included in the Monthly Fee?
The monthly fee includes heating, water, internet, and basic cable TV.


Electricity Costs and Readings
In spring 2017, new electric meters were installed in all apartments. These meters automatically record usage, and electricity fees are based on actual consumption (IMD).


Electricity Disconnection Upon Sale
Electricity contracts do not need to be terminated upon moving out. A final bill will be issued based on the meter reading, and the new residents will take over the account.


Planned Fee Increases
The board decides annually on changes to the annual fee. It is typically increased by 2% per year.


Costs Associated With the Sale of an Apartment
The association’s financial manager, HSB Malmö, charges a transfer fee of 2.5% of the price base amount, paid by the buyer. Additionally, there is a mortgage registration fee of 1% of the price base amount, paid by the person taking out the mortgage.


Do Members Need to Purchase Separate Co-op Housing Insurance (Bostadsrättstillägg)?
No. Since July 1, 2018, co-op insurance is included in the association’s collective building insurance.


Is the Property Freehold or Leasehold?
The association owns the property.


Does the Association Accept Legal Entities as Members?
The association’s statutes allow legal entities but also grant the board the right to decline. Decisions are made on a case-by-case basis.


Does the Association Accept Shared Ownership, Such as Parents Buying for Their Child?
Yes, but all owners must apply for membership in the association.


Where Should Membership Applications Be Sent When Selling an Apartment?
Applications should be sent directly to our financial manager. A credit check will be conducted, after which the board will review the application. The application must include phone numbers and email addresses for all individuals applying for membership.

Does the Association Conduct Inspections Before Possession?
No, not typically. If requested by either party, it can be arranged.

No renovations are planned. Funds are allocated annually to the external maintenance reserve.
