Rules of Well-Being

A tenant-owned housing association is a financial association owning a number of apartments and associated areas. The purpose with a housing association is to offer flats to be rented indeterminately by its members, including rights of use.

All tenant-owners collectively owns the land and buildings the association has at its disposal. Therefore, living in a condominium implies shared responsibility. Being a member of the association not only gives you the right to use a flat, you also have responsibilities towards the association and the other members.

Why Rules for Comfort and Well-Being?
There are 48 flats in the association and as we are all different some basic rules are needed to ensure everyone’s comfort.

The rules stated here are a supplement to the tenant-owner’s housing association’s website, statutes and laws regarding tenant-owned housing associations.

Calm nights!
At night it is important to keep the noise level down. Do not play loud music and/or make noise in other ways between 22.00 – 07.00.

If you are having a party, noise is accepted beyond 22.00, but in this case, please advise your neighbours beforehand by posting a note at the entrance to the building, stating date, time, your name and flat number. Also, please keep noise levels down from midnight, and please take responsibility also for your guests’ behaviour.

In summer time, keep in mind that sound travels far when balcony doors and windows are open. Therefore, please keep either the windows/balcony door closed at a louder sound level, or lower the sound level so that it does not disturb others!

Pets
Pets are allowed in the common yard, but MAY NOT be walked in there, nor are they allowed to pollute it. Keep your pets under surveillance at all times.

We help each other in creating a comfortable environment and keeping order in our outdoor environment by:- cleaning up after using the grill/barbeque facilities and putting outdoor furniture back in place

– making sure no garbage or cigarette butts are left behind after using the outdoor areas
– picking up litter and garbage that is blown into the yard
– removing toys when not used
– parking bikes in bike racks

As part of the association is a large fenced in area with lawns, areas for grilling, a playground and flower arrangements. Our janitor takes care of the basic care whilst our “Garden-group” cares for easier maintenance work such as planting, watering plants, etc.

Would you like to be part of our “Garden-group”? If so, contact: styrelsen@brfkryddfabriken.se

Note: Usage of things such high pressure wash/sprayer may only occur with permission of Styrelsen.

Please keep in mind that you are responsible for your guests following the rules!
